A Property Condition Assessment includes:

Checking for any Structural deficiencies, Foundation cracks, Exterior Cladding, Roof leaks, Plumbing, Electrical, Heating & Cooling systems, Insulation, Windows, etc. Depending on how big the property is, a commercial consulting typically takes 2-4 hours.

At Illium we understand in today’s busy schedule you or your client’s may not be able to attend a comprehensive walk through at the end of your inspection. In that case we encourage and are able to provide a video or phone walkthrough of your property to help understand the inspectors viewing.

A building doesn’t pass or fail a PCA. Instead, a Property Condition Assessment is a thorough audit of your properties working components. One should view a PCA as an informative voice explaining any and all: Specific Information, Deficiencies, Health and or Safety Hazards associated to the property.
